Services

Bhanrock LLC purchases residential real estate in Florida. We may acquire property directly or enter into purchase contracts that we subsequently assign to third-party buyers. We are not licensed real estate brokers or agents. We do not represent sellers or buyers in a fiduciary capacity.

Property Offers

Any property offer or preliminary estimate is not a binding offer unless reduced to writing and signed by both parties. Offers are based on information you provide, property condition, comparable sales, and other factors. We reserve the right to withdraw or modify any offer prior to execution of a written agreement.

Assignment of Contracts

Purchase contracts executed by Bhanrock LLC may be assigned to third-party buyers. When we market our contractual interest, we are marketing our equitable interest in the contract and not the property itself, consistent with Florida Statute 475.41.

User Communications

By providing your phone number, email, or mailing address, you consent to receive communications from us related to your property or our services. SMS communications require separate express opt-in (see SMS Terms).

These Terms are governed by the laws of the State of Florida. Any dispute shall be resolved in state or federal courts located in Orange County, Florida.
